Why the switch from Lift Station to Gravity Sewer? 

  • The intent of the design team was to utilize a lift station, but after conversations with Parker Water Sanitation District and Pinery Water and Waste Water it was communicated that a gravity sewer connection is the preferred method for managing wastewater. We did not know this information until conversations with both providers had progressed beyond pre-application status. Gravity sewer will likely be more costly than the lift station, due to the extents of the underground sewer lines and associated cross-jurisdictional fees.

  • What is the impact of the Sewer Line? How deep will it be buried, and how long should we expect construction?

    • The sewer line will be buried at a depth varying between 8 ft and 12 ft deep across the Hidden Village HOA tracts, based upon existing grades and utilities. The proposed width of permanent easement is 30 ft, meeting the minimum requirements for Parker Water & Sanitation District. An additional temporary construction easement will be in place. Time of construction cannot be estimated at this time; however, the team is working to minimize impact to surrounding communities.

  • Why are the utility lines and manholes not being aligned with/under a road?

    •  Utilities are being buried in open space to avoid disturbing traffic movements and avoid conflicts with existing utilities. Additionally, considering the County paving project of Alpine Road, utilizing open space is more feasible. 

  • How will you identify manholes for equestrian safety? How many will there be?

    • Manholes will be placed at a maximum 400' apart per Parker Water and Sanitation District Standards, ensuring compliance as well as minimizing the number of manholes placed. The project team is connecting with riders and members of the Equestrian Industry to provide clear delineation to protect both horses and riders. Per Parker Water Sanitation District, we cannot legally bury the manholes but would like to discuss other options for markings with the community. Please do not hesitate to reach out should you have experience and recommendations in this realm. 

  • Will having a sewer line running through the neighborhood inhibit future needs for septic permits?

    • Per Parker Water and Sanitation District, only those who apply for inclusion into the water district would be required to connect to service lines.

  • Will the easement interfere with Bridle Trails?

    • No. As shown on the Hidden Village Bridle Trail map, the easements do not overlap with an existing Bridle Trail in Hidden Village.

  • Is the road into Hidden Village required or your preference?

    • Per County Development Standards and Fire Safety in collaboration with South Metro Fire Rescue, two points of access are required for development ensuring the safety of the proposed community and existing communities. These two points of access must be separated by a distance greater than that available along Hilltop Road based on planned County improvements.
